Preparing For Home Inspection

Frequently, I am asked are there any ways to make the home inspection go smoother? Yes there are. If the home is properly prepared for the home inspection, the process will tend to put the buyer at ease rather than on guard. The folowing are my suggestions:

    1) Prelisting Inspections are highly recommended.

    2) Complete any deferred maintenance items including:

      a) Roof and gutter systems

      b) Siding

      c) Plumbing fixtures

      d) Electrical panel, Outlets and switches

      e) Furnace, filter, and AC system

      f) Water heater

      g) Garage door and opener

    3) Treat the home inspection as a showing. Encourage the sellers to clean and vacate the house. It is a good idea to make arrangements for the pets too.

    4) Provide good access to:

      a) Furnace

      b) Water heater

      c) Circuit breaker panel

      d) Attic hatch

      e) Main water shut off valve

      f) Crawl space entry (if applicable)

    5) Gather important documents and have them in a conspicuous place. These might include:

      a) Sellers disclosure

      b) Service records for furnace

      c) Repair invoices

      d) Applicable building permits.
